Open for Inspections
Open for inspections reduce the number of private appointments which in turn inconveniences the Vendor less. Open inspections also allow the Vendor adequate time to ensure that the property is presented at its best rather than last minute inspections.
Buyers feel more at ease looking at properties without the Vendor present. They take more time to weigh up the benefits of the home and take in its potential.
Vendor Sales Preparation Checklist
- Get the property detailed thoroughly
- Money spent smartening the property will increase the saleability of your property
- Obtain a building and pest inspection report and carry out any necessary work prior to sale
- The contract for sale should be prepared by your Solicitor/Conveyancer including all the necessary documents, terms and conditions. Your agent must have a complete contract prior to offering the property for sale.
- Organise a Certificate of Compliance from your local Council if you have carried out major building work recently.
- It’s recommended to have a survey of the land and buildings available
- If the property is tenanted, check the expiry date on the residential tenancy agreement and discuss this with your Solicitor/Conveyancer.
- Make a note of all inclusions that are included in the sale of the property and will remain after the sale is completed in the Contract for Sale. An example of inclusions are light fittings, floor coverings, curtains, etc.
- Make a note of all exclusions that are to be removed prior to completion of the sale and note these on the Contract for Sale.
